The Property Condition Assessment sometimes referred to as a Property Condition Report (PCR), is designed to assess the physical condition of a property by conducting a limited walk-through survey in compliance with ASTM E2018-15 Standards Guide for Property Condition Assessments: Baseline Property Condition Assessment Process.

Pre-REAC Inspection for Property Managers

Are you trying to achieve the best REAC score possible and provide guidance to staff to efficiently and resourcefully repair necessary deficiencies? Magnolia’s pre-REAC inspections are essential to that aim and prevent wasting resources on minor point value deficiencies only to miss the big items that may be easy to fix.  We inspect a sample of units, common areas, building exterior, building systems and site. The inspection report is detailed, thorough, with a prioritized list of repairs. A comprehensive list of all major deficiencies, health issues and safety hazards will be highlighted.

PCA REPORT

The PCA report is intuitive and contains digital photographs that document the condition of the property. The PCA report format is electronic and can be transmitted quickly and easily to the lender or buyer.

Your Magnolia Commercial Inspector will note material deficiencies and deferred maintenance for the following:
